Koh Phangan – Coming of Age
Where it’s been?
While the Full Moon Party has been a major source of revenue for the island in the past, many people agree that the party is past its prime and the moon is waning. The next phase for Koh Phangan is set to be less dependent on the pattern of the moon and more focused on developmental eco-projects.
Advancements in infrastructure and ecological developments now have intelligent investors taking a second look at what the island has to offer. Smart money is backing an island that will take care of itself and learn from the mistakes of its larger and more developed sister island, Samui.
Slow Growth
The slow growth of this island to date has allowed more time for local government to focus its concern on well thought out plans for recycling, infrastructure development, water desalination and pollution control.
Water desalination has been a major project on the island insuring clean water for all of Phangan’s inhabitants, irrespective of yearly rainfall. It is one of the largest projects of its kind in South East Asia, and something that will surely pay off in the future.
Recent Growth
While Samui has taken center stage in previous years and the Full Moon Party and lack of infrastructure has detoured investors away from Koh Phangan, things are rapidly changing. The floodgates are open and investors – large and small – are looking for their piece of paradise here in Phangan.
Environment
With over 70% of the island designated as National Park and regulations allowing only 35% of each piece of property to be utilized for construction, Koh Phangan will continue to have green belts of land despite the onslaught of incoming construction.
Most of the developers around the island are marketing their developments as environmentally friendly investments by including environmentally sustainable projects within their developments. Only time will tell if they can strike a balance between nature and nurturing profit margins.
Development
Transport
Boasting a short 12 minutes between the islands, the new Samui Phangan Express makes the island literally only a hop, skip and a jump away.
Health Care
Advancements in Phangan Rescue and hospital care now see ambulances regularly attending to the care of patients around the island.
Road improvements
Recent changes have seen an upgrade of the Haad Rin road and portions of the road between Ban Tai and Tong Nai Pan, as well as improvements in the drainage systems of roads around the island.
Retail
TESCO recently created a splash by announcing its impending arrival on the island – with mixed reviews from locals. Whether wanted or not the inclusion of this mega-chain will surely add weight to an island that already has so much to offer.
Airport
While an airport license has been granted, the local government is yet to make any announcement on the proposed location. There continues to be much speculation on where the airport will be and the impact it will have on the island.
Investment
To paint a picture of Koh Phangan’s current opportunities for investors:
- Sea view land is currently selling for half the price of comparable land in Koh Samui
- Houses in developments on the island are 20-30% less expensive than those in Samui
- The yearly return on investment in properties for developers and savvy investors is around 30%
The Future
Koh Phangan poses some exciting opportunities for investors with a dual interest in development and the environment. Currently at the crossroads of rapid change, with a little bit of support for environmental protection and infrastructure development, this island definitely has significant potential for the future.

There are currently lots of new developments around the island creating homes with full infrastructure, roads, property management and maintenance, electricity, water, security, housekeeping services, personal chefs, etc. Some of these make sense for people who want the extra services and comforts. And also it is great for people who are not here year round and want their properties to be looked after and rented out for investment returns.
Some of the developments are minimal, just looking after height restrictions and quality of build, while others are going full steam ahead.
